East Cobb Market Report July 2021

When you look at the chart below, you begin to see what the news has been all about. Seeing national numbers is not as impactful as looking at your own community. This chart below only includes single family homes listed in East Cobb. We are eagerly awaiting the numbers for August. If this trend keeps up, it means buyers will have more homes to choose from. And for now, the market is still positive for sellers who want to make a move in 2021.

Market still strong

Atlanta and East Cobb’s housing market remain strong. Prices are still climbing. The number of days on the market has fallen precipitously, and the number of closings is up a significant amount on a month to month basis. While inventory is picking up, we are still only showing an average of one month’s inventory of homes available for sale in East Cobb.

For now, buyers are getting incredible mortgage rates of 2.75% on average. Despite the ups and downs in the economy brought on by the pandemic, buyers remained determined to buy homes. According to Core Logic, home price gains reached the highest annual growth in the US since 1979.*(Core Logic) The current low mortgage rates and the improving labor market has helped many perspective buyers achieve home ownership this year. However, CoreLogic projects home price gains may slow over the next 12 months as demand moderates and for-sale inventory rises.*(Core Logic)
